Sun Street Terraces – Phase 1

CBRE appointed Hatmet to carry out the shell and core and modifications to the Sun Street Terraces project.

The project, undertaken under a JCT Major Projects Construction Contract, required Hatmet to provide for high levels of acoustic and structural adaptions that was required to achieve modern building constraints.

The project formed part of the One Crown Place project for CBRE which includes the construction of two residential tower blocks.

The project consisted of 6 Georgian terrace buildings which required to be adapted into a modern 50 bed hotel in the centre of the City of London.

Located on Sun Street, just north of Liverpool Street Station, the building was originally constructed by George Dance ‘The Younger’ who was the original architect of the buildings – which is why these historic buildings were retained by the Client and required attention not just to detail, but also to modernise and the interaction of Georgian traditional building methods – which did produce challenges on the project.

The project required Hatmet to undertake the works in a sympathetic manner and requirement due to the conservation requirements on the planning conditions for the building and the location.

The elegant terraces which required an enormous amount of structural adaptions to the roof and internal areas and included floor and wall supports.

New hardwood sash windows were installed to achieve a DB 36db rating throughout the building and traditionally weighted with over 5000kg of lead to weight the sash windows.

The roof constructed from modern construction methods using SFS sections to reduce the weight of the roof on the building.  The roof was cladded with Welsh slate and code 5 & 6 lead to give a period effect and to be in-line with the original building methods.

New shopfronts were introduced in the phase 2 works which consisted of a 3 storey extension with new cladding to allow the hotel to greet its guests in style and to the level of comfort demanded by a modern hotel.

Hatmet employed architects TP Bennett and structural engineers AKTII on the project to help deliver this one off project.  The team worked together with CBRE and their consultants to deliver the first phase of the project.
